- Who it suits: client-facing firms, banks, consultancies and leadership offices in the CBD; large tech teams in the corridors
- The main office cores: MG Road and Residency Road, Vittal Mallya Road, and the Outer Ring Road, Whitefield and Electronic City beyond
- The one lease quirk to know: rent is charged on super built-up area, which can be much larger than the carpet area you actually use
Bengaluru's Central Business District is compact: a grid of avenues around MG Road, Residency Road, Richmond Road, Vittal Mallya Road, Lavelle Road and Cunningham Road, wrapped around Cubbon Park and the government quarter of Vidhana Soudha. Yet most of the city's office space lies well beyond it. The Outer Ring Road, Whitefield, Electronic City and the northern corridor towards the airport hold the large technology parks that made Bengaluru the centre of India's software industry, while Koramangala and HSR Layout are the heart of its startup scene.
That split defines the market. The CBD's stock is older and more varied: standalone buildings, boutique towers, small floor plates and a handful of premium mixed-use developments, occupied by banks, insurers, law firms, consulates, consultancies and corporate leadership teams. The corridors offer campus-style Grade A IT parks with large floors, food courts, power backup and, in some cases, Special Economic Zone status, filled by IT services companies, product firms and the global capability centres of multinationals. Technology hiring drives demand above all, and flexible workspace operators have become major tenants in their own right.
Where the offices are
Retail and restaurant corridors
Brigade Road, Church Street and MG Road form the CBD's main retail and nightlife strip, busiest on weekday evenings and weekends, with fashion, cafés, bookshops and the pubs and brewpubs the city is known for. Commercial Street is a dense, bargain-driven shopping street for clothing, fabric and jewellery, while Vittal Mallya Road hosts luxury brands. Beyond the CBD, Indiranagar's 100 Feet Road and 12th Main and Koramangala's restaurant streets are the hottest food-and-drink locations, packed late into the evening. Chickpet and the old city markets trade wholesale silk, textiles and hardware. Inside the tech parks, food courts and convenience retail live entirely on weekday office footfall and go quiet at weekends. Food and beverage concepts, cafés and fashion thrive; anything serving alcohol needs a state excise licence, which shapes where bars can open.
Coworking and flexible space
Flexible workspace is unusually well developed in Bengaluru, and operators range from boutique centres in converted CBD buildings to multi-floor campuses on the Outer Ring Road and in Whitefield. Hot desks and dedicated desks suit freelancers and early startups, private cabins suit small teams, and managed offices, where an operator fits out an entire floor to one company's specification on a multi-year agreement, are popular with global capability centres testing the market before signing a direct lease. Monthly terms are normal for desks and small offices, usually with a modest deposit and GST charged on the fee; managed offices carry longer commitments and lock-ins. Koramangala, HSR Layout and Indiranagar suit startups; the CBD suits consultancies and leadership teams; and the corridors suit project teams close to clients' campuses.
How commercial leases work here
Office space in India is let either by lease or by leave-and-licence. A lease grants the tenant an interest in the property, typically for several years, and leases running longer than a year must be registered with stamp duty paid; a leave-and-licence agreement is a permission to use the premises, easier for the owner to end and common for smaller or shorter deals, often for 11 months. Larger office leases in Bengaluru commonly combine a multi-year term with renewal options, a lock-in period over the first few years during which the tenant cannot exit without paying rent for the remainder, and an escalation clause, typically around 15% every three years or about 5% a year.
Rent is quoted in rupees per square foot per month on super built-up or "chargeable" area, which includes a share of lobbies, corridors, services and sometimes amenities. The carpet area you can actually use is smaller, and the difference, called loading, varies from building to building, so compare options on the cost per square foot of carpet area. Maintenance (CAM) charges, electricity, power backup and car parking are usually billed separately. Security deposits are interest-free and typically several months' rent, and stamp duty and registration costs are generally borne by the tenant. Units in SEZ buildings carry tax and customs benefits for qualifying export businesses but come with approval and reporting obligations.
| Typical office lease | Several years with renewal options, and a lock-in over the first few; 11-month leave-and-licence for small or short-term space |
|---|---|
| Rent is quoted | In rupees per square foot per month, on super built-up (chargeable) area |
| Escalation | Typically around 15% every three years or about 5% a year |
| Building costs | CAM charges per square foot per month on top of rent; electricity, power backup and parking billed separately; property tax usually the owner's |
| Deposit | Interest-free security deposit, typically several months' rent, refundable at exit |
| Fit-out | Tenant usually fits out warm-shell space, with a rent-free fit-out period; landlord-funded fit-outs are recovered through higher rent |
| Taxes | GST at 18% on rent and maintenance charges, generally recoverable as input credit; stamp duty and registration on the lease |
Conventions vary by building and landlord. Treat this as orientation, not legal advice, and have a local lawyer review any lease.
Getting your team there
Namma Metro is the most reliable way into the CBD: the Purple Line runs east to west through MG Road, Trinity, Cubbon Park and Vidhana Soudha and continues out to Whitefield, the Green Line crosses it at Majestic, and the Yellow Line links the south of the city with Electronic City. Further lines are under construction, including an underground route through the CBD and a line along the Outer Ring Road to the airport. Elsewhere, journeys depend on roads, where congestion is severe at peak hours. Many tech employers run staff shuttles, offer cab services or subsidise app-booked rides, and two-wheelers are the most common way to commute, so plan for motorcycle parking as well as car slots. CBD buildings have limited parking, while corridor parks usually have large multi-level car parks. If staff work late or night shifts, expect obligations to provide safe transport, particularly for women employees.
What to check before you sign
- Confirm the occupancy certificate, approved building plan, commercial land use and a clean property tax record (an A-khata rather than a B-khata).
- Measure the carpet area and work out the loading before comparing quotes on super built-up area.
- Check the sanctioned electrical load from the power utility, the backup generator capacity and the cost of diesel-backed power.
- Ask how the building gets its water and whether it relies on tankers in the dry months, when the city's supply comes under strain.
- Look at monsoon access: low-lying stretches near the Outer Ring Road and some lakes flood, and basement parking can be affected.
- Read the lock-in, escalation, notice and deposit-refund clauses together, and confirm SEZ eligibility if the building is in a zone.
- For shops and restaurants, budget time for Shops and Establishments registration, trade, food-safety and fire approvals, and excise licences where alcohol is served.

Hosting events downtown
For large conferences and exhibitions, the Palace Grounds north of the CBD host concerts, trade fairs and large conferences, and a large exhibition centre on Tumakuru Road handles the biggest industrial shows. Hotel ballrooms and convention halls in the CBD and near the airport cover corporate meetings, product launches and banquets. The city's brewpubs, rooftop bars and cafés are the natural home of startup meetups and community events, and many tech parks have auditoriums and amphitheatres for internal gatherings. Outdoor events in parks and public spaces need permission from the relevant government departments and the police, and loudspeakers are restricted late at night. October to February offers the most reliable weather; the monsoon makes open-air plans risky, and festival and wedding seasons push up venue demand.

Is downtown the right base?
The CBD is the right base for client-facing firms, financial and professional services, consulates and leadership offices that want a central address near government, the best metro access in the city and the restaurants and parks that make it pleasant to work in. It is rarely the answer for a large engineering team: the corridors offer bigger floors, campus amenities and, crucially, shorter commutes for staff who live nearby. Startups often prefer Koramangala and HSR Layout for their networks and flexible space, while companies with frequent travellers are increasingly looking north towards the airport. Many firms combine a small CBD presence with a larger corridor office. For the wider picture, read the Bengaluru CBD guide.
Questions people ask
Where are the main office districts in Bengaluru?
The historic CBD runs along MG Road, Residency Road, Richmond Road, Vittal Mallya Road and Cunningham Road near Cubbon Park. Most large technology offices sit outside it, along the Outer Ring Road, in Whitefield, in Electronic City and in the growing north towards the airport.
How long do commercial leases run in Bengaluru, and how is rent quoted?
Office leases often run for several years, commonly with a lock-in over the first few and rent escalations such as around 15% every three years or about 5% a year. Rent is quoted in rupees per square foot per month on super built-up area, with maintenance charges and GST on top.
Are there coworking and flexible offices in Bengaluru?
Plenty. Flexible operators cluster in the CBD, Koramangala, HSR Layout, Indiranagar, the Outer Ring Road and Whitefield, offering desks, private cabins and managed offices fitted out for a single company on longer terms.
What should retailers and restaurants know about central Bengaluru?
Brigade Road, Church Street, Commercial Street and Indiranagar draw strong evening and weekend crowds, while CBD and tech-park outlets live on weekday office trade. Restaurants need food-safety and municipal licences, and bars and brewpubs need state excise licences.
Should a tech team lease in the CBD or a tech corridor?
Larger engineering teams usually choose the corridors, where Grade A parks offer big floors, amenities and staff living nearby. The CBD suits smaller, client-facing teams and leadership offices that value a central address and metro access.
