Good to know
Where do I get foot-traffic numbers?
Count them. Stand across the street at the hours you'd trade and count people passing for 15-minute blocks, then scale up. Some landlords and business associations also share pedestrian counts.
What's a healthy occupancy ratio?
Many retail operators aim to keep total occupancy costs to roughly 10% of sales or less, and many restaurants to a similar range. It varies by format and margin — treat it as a sanity check, not a rule.
What entry and purchase rates should I use?
Use your own counts from a similar shop if you can. Otherwise run a range: low, middle and high. The point is to see whether the space works even on a cautious estimate.
