What the comparison counts

The owning line adds your down payment, buying costs, mortgage payments, condo fees, property tax and maintenance, then subtracts the equity you would keep if you sold at the end — the home's value after selling costs, minus the remaining mortgage. The renting line adds rent, rising each year, plus the return your down payment and buying costs would have earned if invested instead.

Downtown-specific factors

  • Condo fees and reserves. Towers with pools, concierge and older mechanical systems carry higher fees, and underfunded reserves can mean special assessments. Read buying a downtown condo before you trust any fee figure.
  • Rental rules. Short-let and rental restrictions affect resale value and your flexibility if you move.
  • Supply. Downtowns with many new towers can see slower price growth; test a lower growth rate.

Using the result

Change one assumption at a time. If the answer flips with a small change in price growth or the number of years you stay, the decision is close and flexibility is worth more than the arithmetic. If owning wins comfortably across sensible assumptions, it is time to talk to a lender about pre-approval.

Questions people ask

Why does the calculator subtract equity from the cost of owning?

Because part of what you pay as an owner comes back when you sell. The owning line shows everything you paid minus what you would walk away with after selling costs and paying off the mortgage.

What is the 'lost returns' on the renting side?

If you rent, the down payment and purchase costs stay invested. The renting line includes what that money could have earned — the opportunity cost of buying.

Why do short stays usually favour renting?

Buying and selling costs — taxes, legal fees, agent commissions — are front- and back-loaded. Over a few years, appreciation rarely covers them.
